This area is amazing.

It's on the ocean. It's one of the most expensive real estate in California. We neven done a flip here, to me, like, I feel like, it's kinda gonna be, like, a flip in Laguna Beach wearhouse, right?

High end materials, not like a typical flip.

So this is our street. All the windows are closed up. Does anyone home? Yeah, there's a car in the driveway.

Driveway, roof, landscape has like 27,000.

Based on the outside, inside definitely gonna need a lot of work.

So, we can't see the inside, we don't know the condition.

It's probably gonna be expensive remodel, it's gonna be definitely a risk.

I thin because of that, we offer a little bit less than 925.

I don't think it's offensieve. I think it's close enough to where they might look at the offer.

The next day seller accepted our $900,000 dollar offer. This house is ours. That's a huge price for fixer, but is Rancho Palace Verdas.

With comps up to 1.3, if we spend the money to do things flip right, we can make a huge profit.

Now that the tenent are out, we can finally see what we bought.

I think we could see the ocean through the trees around the corner, we actually can't see it.

You can see little bit ocean there, little bit ocean there, but you get the breezer. you get the ocean feel.

This should be a fun project.

I feel like that the entrance doesn't have any sort of wow. We can open up this wall, open up this wall. So this entire from the corner of house, that corner of house, all the same flooring, all the same height ceiling, all the walls gone.

There's a lot we can do here because we can actually spend money.

Typically, to remodel a kitchen like this, it's about $8000. We're probably gonna ~end~ be into this kitchen $25,000.

So with kitchen ~I~ at 25 yard probably at 20, that's 45,000, I might be wrong with my numbers. I figured about $100,000 at the most for the house.

Wow, there's a lot of work right there.

1 to 110? 230,000. How in the work can it cost $230,000 to do an 1,800 feet house?

First you wannt take out the load bearing walls in the kitchen and the living room. That's a huge cost driver.

The root, new driveway, somebody already took the meter the panel, that's gone. rewire, the plumbing, all great new finishes...

OK that's 100 grand more than I thought.

That doesn't even include everything that I wanna do.

Israel. So right up the bed let's ~start~ talk about structural. Remove this wall. Block the whole space in there when it comes to kitchen layout, let's do really big kitchen island. You want 7, 8, 9 foot island?

It could extend all the way there, yes.

That is going to be the biggest island we've ever done on this size house.

I feel like we should leave sink dish washer here and run lower cabinet, they should die at the wall?

And then for the island, we can do a ~slight~ slide in range and ~then~ a microwave drawer.

Done. it's gonna be amazing.

The cabinet, the massive island you want, it's gonna be more money.

So want do we talking about? like, 10 grand more than our estimate?

For a million two asking price, everythin we have here has to be a big impact.

So I like this marble ~hairingbone type of~ herringbone tile for the backsplash. perfect. it adds like more comptemporary flare.

there are super cool. we can do a marble looking quertz one the island and then, like, grey ?? slab back here.

Actually that look really nice.

For the cabinets, this white shaker. OK so keep ~it~ the light bright. Yeah.

All right, ~Floor traces~ flooring choices. This one here is just perfect. How much is that one?

It's within budget.

That's great news. That's very good news.

No. I'm actually really digging ~the slip~ this look. I think we ~really~ found ~the~ our look.

With the kitchen and living room opened up, we now wanna make the back bedroom and bathroom into a master suite.

So we're adding a slide to the back yard, moving some closets and doorways around, to simplify the layout and create a large master bedroom and beautiful master bath.

Double vanity and a huge shower right here. We can make sever or eight ~from~ foot shower.

You gonna add to your budget $10,000. So, we're up to 250 grand.

Highend area, buyers gonna love it, they're gonna pay more for it. I think definitely we should go for it.

Open living room with kitchen is really coming together. But when you walk the the front door, it feels like it's missing something. So I made an excutive decision.

I know I had a good idea when you came ~over~ up with this.

Ah. just like always.

We paid $900,000 for the house. We put a little over $281,000 into it. That puts us at about $1,181,000. Closing cost when we sell is gonna be about ~$15,000~ $50,000.

So, the break even here is gonna be $1,230,000. That's crazy.

I think we swing for ~defence~ the fences we lost out $1,399,000. It seems high, might be high, but after spending $280,000, I think we have to try.

I say it's worth the shot.
