Black screen during intro, just sound. Game starts with HL map not mod`s.

MIR based on the latest XashXT version which required the latest original Xash3D version. Not a bug, really. Try to compile new engine from xash3d-fwgs repo.

as I understand there is no way to run it w/o XashXT right?

You can try to use gamedlls from XashXT 0.65, but It's not good idea.
