Right now the random areas will fill up the area using all tiles in the brushcomposer at random.
What this "pick one" option will do is fill up the area using only one of the randomly selected tiles in the brushcomposer. This allows you to have a consistent floor in a house while only using one area and a selection of floor tiles.
You could also use this to limit furniture or mobs if needed.
