I mentioned this in the chat; but TL;DR on my early unit pinenote using the rk356x_spl_loader_v1.12.112.bin would result in the partition table not flashing correctly and flashing being really slow.
I had success with this loader that is from the android dist and everything else worked perfectly with it.
This may be just a quirk of early units, but noting this here for future users.
