Xanathar's offers a not-so-thoughtful pricing methodology based on rolls. I do like adding some randomness, but it can produce some strange results. It also does not take into account that item rarity is not a great indicator of game impact. Interestingly enough, the DMG or Xanathar's (I forget) classify a lot of items into Minor/Major.
The goal is not to individually price hundreds of items. What I would want to do is come up with a methodology to roll for prices that is able to take into account both rarity and tier. That way if I add an item, I only need to make sure it has both these attributes defined.
One idea I am going to toy with is using the Xanathar price rolls, but roll Major items at advantage and Minor items at disadvantage. It might be possible to get cheap good items, but hopefully rare.
