sublets/ajax_submit_sublet needs to be broken into two functions one for creating a new sublet and one for editing #46

These two functionalities should be broken into two different functions instead of one catch all. Pretty sure it was a hack just to get up before launch but as soon as we move the edit sublet out of a modal and inset it in the dashboard this needs to be refactored really bad.
