Ron. I’m not sure how they handle irregular shapes. I assume they deal with trapezoids by taking the average of the respective dimension but they also likely look at the adjacent lots to determine setbacks. Recall, if a commercial use abuts a residential, the residential setback of the adjoining applies if there is a building on site. If the rear yard abuts residential, then the standard is 50% of the lot depth for the rear yard to insulate the residential.
As you can see, irregular sites would complicated to model so, at this point, I’d suggest making the rectangular a requirement and if not, then indicate calculations are approximate in a disclaimer or “Not Applicable to this site.” Ben or Pam, do you have a better answer? Thanks.
