I stumbled across the image of the NDVI-STR space, specifically the position of the wet edge. As I understand Sadeghi et al (2007), the wet edge should not be adjusted to the left side of the trapezoid, but to the top. It is also recommended to exclude pixels with negative NDVI and thus the majority of the pixels to which you have adjusted the wet edge. I think this will also ensure that the results are closer to the measured values.
