The existing rear yard is currently non-confirming at 22.69%. The proposed 191sf rear addition reduces the rear yard to 20.37% of the total lot. We would like to seek a variance from this code section as the lot is already non-conforming and we see this addition as a largely non de minimis change. Additionally the existing lot shape and placement of the existing home creates a hardship for any potential home addition
