The Applicant requests approval of the variance to alleviate a hardship. Columbus is hosting the MLS All-Star Game in July 2024. While the game itself will occur at Lower.com Field, there are several events that occur in conjunction with the All-Star Game which will take place at the HCS and the proposed fields. Additionally, the expanded practice facilities are necessary to accommodate players and teams training for the event. The Applicant suffers a hardship to get the fields permitted and developed in time for the All-Star Game and granting this variance is the only reasonable manner by which this hardship can be alleviated.

The Applicant is committed to file a subsequent rezoning application to rezone the subject site to a zoning classification which would permit HCS and these practice fields. The underlying Residential, R-4 zoning classification is not appropriate for the sites actual use. The request variance will alleviate the immediate hardship leading up the All-Star Game and the rezoning application will address the underlying entitlement issues when there is more time for that application.
