This gets everything mostly modernized and updated the the latest deps.

@cbroeren this integrates the changes from those other couple PRs, as well as does other updates for Ember Octane, etc. The tests appear to be running and passing now. Would we be able to merge this in and get a new release out?

@rwwagner90 Thank you very much for your effort for this PR. I'm so sorry for my lack of response. I'm in the middle of a house renovation and move, and in combination with the holidays, I will probably have access to my laptop later today or tomorrow. I'll get out a new release by then
