Fix sample-app issues #8

This repo uses a sample-app from my personal repo because the manifest.yml at https://github.com/pburkholder/sample-app/blob/master/manifest.yml doesn't make the same assumptions that the upstream on at https://github.com/cloudfoundry-tutorials/sample-app/blob/main/manifest.yml does, to wit:

Building sample-app.zip ahead of time
Using deprecated stack cflinuxfs3
Expecting use of --vars for route

Notes

Acceptance Criteria

[ ] Running this demo uses a community-maintained sample-app, either upstream or ours
