Need to create to build upon to use effectively in game

The room generator needs to create new rooms and room content only when viewed and deconstruct anything that hasn't been used/seen in game for 5 seconds. Ideally room type should be referenced and changed each time a door is opened. If the room is empty when the door is opened of course. Later it needs to be expanded for a difficulty curve that increases over time and to also account for mirrors when it keeps things alive or creates them. Needs to create fast because things can't appear after they look. Maybe they could haze or blue into existence if the computer isn't fast enough. Ideas?
