Diese Dateien sind bereits unter contao/models/ eventuell ist es dann eher ein autoloader Problem.

der autoloader sucht aber lt. https://github.com/der-On/Contao-MetaModels-OpenImmo/blob/master/contao/config/autoload.php#L51-L52 in

composer/vendor/anzui/metamodels_openimmo/src/MetaModelsOpenImmo/models/

da sollten die beiden Dateien m.E. auch hin...

Dann müssen sie aber aus contao/models raus
