Name:

RealEstateNNN

Purpose:

The purpose is to gather like minded individuals that want to purchase a real estate property under a NNN leasing agreement.

Description:

The district would lease real estate eligible for NNN leasing. There would be a limited availability to purchase the lease via token. Lets say 100k dollar property would require 100k tokens. One person could purchase this lease with 100k tokens or multiple people could pool together and be contracted into this lease. This lease would have the typical cap rates and offerings current leases do. The purpose of this this district is to bring people together that wouldn't normally have the funding to purchase a lease on their own. This gives each holder part of the asset and they can sell that portion of their asset to another member or put it up on the market as they feel fit. We could also add in options for dividend payouts on your tokens or you could simply collect a check in USD each month/quarter/year. ( there is rent collected each month normally on these leases which on average run 15yr-25yrs per lease)

I think it's interesting now that real estate is migrating to the blockchain. As soon as 'true' micro payments are established and standardized I can see a future where people own real estate for hours or even minutes trading and speculating on tokens that represent those assets. Fascinating to think about.

Cool ideas and this project would probably work better than non-blockchain based crowdfunding real estate communities like AlphaFlow https://www.alphaflow.com

You may like to check that website out to get ideas concerning the legal contracts and statistics concerning the average R.O.I. for past attempts of crowdfunding real estate

@Arock11 Oh great! thanks, I will check it out. The legal and regulatory questions for blockchain based real estate are interesting, to say the least. So many angles and possibilities for micro-ownership.

Hello, I find your idea interesting but for someone not familiar with real estate it needs more clarity. Your description needs expansion to explain exactly how it would work and what protection people would have with this kind of investment? Specific details of how it will be set up would also be helpful (step by step process if finalized). It looks like an idea worth further consideration.
