at the point of writing, the sample site provided and in-context editing in AEM works with Google Chrome. Testing for Firefox and Safari is on the way and might need adjustments to be working without errors.

Retest following combination and found it working

AEM 2022.4.7138.20220427 from Software Distribution with WKND 1.1
Project Archetype: 36
Used next.js template to create app up until commit d01316a39c6932abbdc9b220233477c06faf74a1
Run app in production "npm run start"
Use browser extension or developer settings to disable CORS

In-context editing:

Chrome: 101: works
Firefox: 100: works
Safari: 15.5: works

Running the app in developer mode "npm run dev"

In-context editing works in

Chrome: 101: works
Firefox: 100: JS error
Safari: 15.5: JS error
