HVAC options seemed constrained by height of celling :(

HVAC contractor suggested using space in closet for the upstairs - he will contact you with details but it seems that moving the bathroom wall a few inches would make a big difference on how much space it would take up.

Check for HVAC requested from bank.

"Spoke to my hvac guy and although we have to install additional units, the price will stay on budget. He did mention the bedroom unit would have to be on the back wall or we could re frame the closet wall 12” deeper."

Where do the 12" come from? The bedroom or the bathroom? 12" is rather more than I was expecting from the conversation with him yesterday.
