UPDATE: Staff recommends denial due to emergency vehicles not being able to clearly see a point of entry to the building. Because it is not a secondary dwelling (i.e. will not have its own address) and a number of additional concerns presented by the homeowner and contractor, DV1 approved this variance.

The petitioner is requesting a variance of development standards of the Consolidated Zoning & Subdivision:
TO PROVIDE FOR AN 858 SQUARE FOOT SECONDARY DWELLING (MAXIMUM 720 FEET REQUIRED), WITHOUT AN ENTRANCE VISIBLE FROM THE PUBLIC RIGHT-OF-WAY (NOT PERMITTED) AND WITHIN A DETACHED GARAGE WITH A ONE-FOOT SIDE AND REAR SETBACK (FIVE-FOOT REAR AND SEVEN-FOOT SIDE SETBACK REQUIRED.
