prep walls
strip walls to plywood
[x] remove existing siding
[x] remove tar paper
[x] remove / pound flat remaining nails
[x] remove / disconnect anything else attached to walls
[x] remove windows
[x] brush walls to remove dust, debris, and wood particles
[x] reframe window openings
oversize the rough opening:
+1/2" vertical for sloped sill (use siding material) to push water out
+1.5" for width of plywood extensions (3/4" all around)
[x] retrofit nail schedule to seismic nailing pattern (#24)
[x] spray foam fill all cracks and holes
[x] tape plywood seams
install foam insulation
[x] install z-channel flashing
[x] install insect screening / perfed J-channel / etc. to keep critters out of rain screen
[x] install foam board, caulk all outer edges, tape all seams
[x] install 2nd layer, joints offset, caulk all outer edges, tape all seams
[x] cut out window holes
[x] install bucks / plywood extensions to outside edge of insulation board
[x] install furring strips (screw 24" o.c. to 1.5" stud penetration)

additional fun
discover rotted sheathing beneath the siding, due to:
lack of stem wall
later pouring of the garage approach which caused persistent wetting of the siding and sheathing.
[x] remove rotted plywood and replace with pressure treated plywood and stainless steel screws.
[x] flash the interface between wall and concrete (grace vycor)
[x] fill the void with?
