TODO:

turn df["Area"] pandas dtype into object
might be good to apply One Hot Encoding to df["Area"] (create dummy variables)

Is this what we are trying to achieve?

I was thinking this would be more apt for education.

Yes, exactly.

Education might be better to use as dummy variables, but can also be seen as a continuous variable, I think. Let's try both ways and compare the results for each attempt, what do you think?

Made some minor improvements, but seems fine.
