Pre-Appraisal Status for Lettings #9718

Hi,

We are working within Reapit as you know helping agents develop a more robust workflow internally for their prospecting.

We have noticed that on property records within sellingStatus on Reapit we have preAppraisal and Valuation which is great as it allows for agents to identify which leads have not yet had an appraisal and which ones have but they have not decided to proceed with selling the property.

Within Lettings however on the property records lettingStatus we only have Valuation There is currently no way to categorise lettings leads that have not yet had an appraisal. (We are missing the preAppraisal status)

Are you able to introduce this key category to lettingsStatus please?

The 3x agents we have spoken to to date have all said it's an area that they have struggled with, i think some are using other lettingStatus settings to overcome this currently i.e. (toLetUnavailable).

We can if required just tell all agents to choose another existing category and use that but this seems semantically incorrect and could cause more serious problems further down the line if you need to tie logic to one of these incorrectly used status selections.

Any feedback would be welcome.

If this is not possible, can you let us know how we should categories lettings leads that have not had an appraisal? the narrative of these calls is vastly different as the object of the call is to Advance the customer to the Appraisal stage and book a market appraisal

HI @adamcollison85 this is typically what the Provisional lettings property status is used for. Please let us know if that does not fit your use case

Hi Pete

I have just had calls with them, Unfortunately two of our agents we spoke to already use Provisional i.e. one of them (Paramount) use Provisional to label externally prospected contacts who have yet to be contacted – the beginning of their pipeline, and Market Appraisal is used post valuation (but not instructed). We would ideally use Pre-Appraisal for the step in the middle

What options do we have in this scenario?

We did consider preAppraisal with no price set but this was not reliable.

Good to get your thoughts on this, I'm obviously unaware of the wider implications of adding a new lettingsStatus to the CRM, no doubt it carries a lot more complexity than it first seems.

Hi @adamcollison85 thanks for coming back to me. Ultimately to add a new status for lettings properties would need a change to the AgencyCloud CRM itself before we could update the API. The other option would be to combine the provisional status with next/last call date data. A lettings property with a status of provisional and no last call date would effectively be a prospect that hasn't been contacted. ONce they are contacted, you'd update the next/last call dates accordingly, and optionally write an entry in the property's journal via POST /journalEntries. Would that work as a solution?

The next/last call dates could work i think, as you said technically that would be the decider between the two states.

Great thanks - if they don't go for it, the best thing to do is for the customer to contact our helpdesk to discuss the possibility of a development request to add a new property status. Thanks
