the 12v+ is not accurate I tested it against AIDA extreme and Aida reports

The Fintek F71889AD is correctly supported. The "issues" you see is missing
information about the voltage dividers present on the mainboards you use. This
information can be correctly retrieved only from the mainboard schematics,
which are not publicly available in general. In certain cases the resistor
values can be guessed, but this is quite error prone.
