Code refactoring - Introducing modules and lazy loading for improving the application load time overall

1. Reducing the initial load time of the application.
2. Code quality
3. Modularization

@raashidahmad that for adding this - we need estimated day for all of the phase 3 issues otherwise we cannot plan. I think best to add them into the actual workplan google sheet though
