There are several potential approaches to defining this threshold but - at this point - I'm leaning toward a metric that captures the relative amount of multifamily housing.
For instance, if the homes (occupied housing units) in a census tract are mostly in multifamily residential buildings then the condo prices would apply instead of single family prices.
The ACS Table B25032 contains the count of occupied housing units by tenure (not relevant) and number of units in structure (relevant). The following histogram shows the multifamily housing units (units in structures with >= 2 units) as a share of all occupied housing units:
Create three models for the
REVISED MODEL
: one that uses only single family home prices/sales, one that uses only condos, and a third that will either use sf or condo.A clear threshold will need to be established that determines when a tract is included in each model or -- in the case of the third model -- which home type is included in the model.
