chore(readme): improve getting started process #76

The Getting Started process in the README was not really working as described. I did the following changes:

changed the order of commands, as pnpm db:migrate requires the .env to be set, to include the DATABASE_URL
Added mailhog to the docker-compose.yml, so contributors can create an account more easily during development
Changed a bit of the wording in the README to reflect the current status of the project
