Some rules:

• don't be a dick
• leave the space cleaner than when you arrived
• don't hoard things
• don't sleep in the space
• no short-term memberships for a one-off, time-critical project (e.g. a van fit-out)
• don't use the space for commercial production

Learning more about incorporated societies and charities, might need to be a rule: you can't host a paid workshop, unless to pay for materials at cost.
